Land Use & Zoning, Permits, and Land divisions

Please read this section carefully to better understand what applies to certain projects and properties within the municipal limits.


Zoning - 

The Town of Lakeland is currently unzoned with the exception of property that lies within 1,000 feet of a shoreline or within 300 feet of a creek; those properties fall under County zoning.

To ensure that a project/property is not within the aforementioned exception and thereby would not be in violation of zoning code, contact the Barron County Zoning Office to determine whether the property has zoning (land use) restrictions. Not doing so could be a very costly choice.

Permits - 

Building Permits:
Despite the Town not having local zoning, Building Permits are required for nearly all construction projects. The Town Building Inspector must be contacted prior to beginning a project. Complete details of the project in its entirety must be supplied to the Inspector. The  Inspector will provide guidance to the property owner  regarding the  various phases of the  project.


Driveway Permits:
The Town of Lakeland has an ordinance regulating driveways. Permits are required for all new driveways and modifications to existing driveways. Property owners or their agent/contractor are to complete a Driveway Permit Application with a basic schematic of the driveway dimensions, location and proximity to intersections as well as other nearby structures. Schematics need not be to scale. Applications, sketches, and $25 permit fee are to be sent to the Town Clerk and fee payable to the Town of Lakeland. The Town Chair will review the application, may visit the site of the proposed driveway, and will determine whether a culvert is required. No driveway shall be installed until first receiving an issued Driveway Permit. Approval or Denial of a Driveway Permit is sent to the property owner (or named agent) and will specify whether a culvert is required, including the minimum culvert diameter.

Land Divisions - 

The Town of Lakeland has a Land Division ordinance which involves approval by the Town Plan Commission and final approval by the Town Board. Any changes to a parcel must first go before the Plan Commission for review and approval. The first step is to contact the Town Clerk or Plan Commission President to initiate the process and supply an Initial Sketch of the proposed land division that will be forwarded to the Plan Commission for review and approval. Paying to obtain a Certified Survey Map beforehand would be risking an additional expense to pay for a revised CSM should the proposed division not align with Code and/or the Town's Comprehensive Plan.
